Section 20-400 PRE-APPLICATION CONFERENCES Section 20-401 During this conceptual review phase, a generalized site plan is presented by a prospective applicant for consideration of the overall scope of the development. Section 20-402 Basic questions of use, density, setbacks integration
with existing development in the area and impacts on and the availability
of public infrastructure are discussed. a. Applicable procedures required by the Ordinance for approval of the proposed development. b. Any special problems or steps that might have to be followed such as requests to the Board of Appeals for a Variance. Section 20-405 There is no charge or fee to the applicant for the pre-application conference. Section 20-406 Until such time as the Site Plan Review Committee determines that the generalized site plan complies with the type, density and intensity of uses, no site plan shall be considered for Preliminary Site Plan Review. Section 20-500 PRELIMINARY SITE PLAN REVIEW Section 20-501 The second phase is called the Preliminary Site Plan Review. At this step a preliminary site plan, which meet the submittal requirements of this Ordinance is reviewed by the Planning Commission. Section 20-502 Any changes necessary for final site plan approval
are indicated in writing to the applicant.
