Section 20-3400 LANDSCAPING: FENCING & SCREENING - REQUIREMENTS Section 20-3401 Fencing and screening is to be six feet (6) in
height. (Unless otherwise specified or determined by the Planning
Commission, Zoning Administrator or Zoning Board of Appeals.) Section 20-3403 Fencing and screening materials of a height greater than three feet (3') are not to be located within a required front or side setback adjacent to a street except as required in this Ordinance. (See Article 3) Section 20-3404 Mechanical Equipment. (This Section does not apply to single family residential uses, or to any use in an Industrial land use category except if it abuts a residential area) . When located outside of a building, support equipment including air conditioning and heating devices, water and gas meters, but not including plumbing or exhaust vents, or chimneys, are to be screened to the height of the particular piece of equipment, as follows: 1. Roof-mounted Equipment. To be screened by architectural features from the view of abutting streets and parcels. 2. Equipment at Grade. When located on the ground adjacent to a building, mechanical equipment is to be screened by landscaping, a solid. wall or fencing from the view of the street or surrounding properties. Section 20-3405 Outdoor Storage. To be screened on all sides by a solid wall or fencing. Section 20-3406 Public Utility Substations. To be screened on all sides by a solid wall or fencing. and landscaping. Section 20-3407 Side and Rear Lot Lines. The side and rear property lines of all non-residential uses are to be screened as follows: I . Adjacent to a residential use or zone. (See Article 3) 2. Industrial and Commercial Zones: A solid wall or fencing is to be located on the side and rear property lines of any site within an Industrial or Commercial zone that abuts another zoning district or land use.
1. Such fencing is to be a minimum of four feet (4') high and equipped with a self-closing and self-latching gate. 2. Latching devices are to be located at a minimum height of four feet (4'). 3. Such fencing may be omitted where building walls without doorways abut the pool area, providing that the entire perimeter of the pool area is secured |
