Section 20-1200 STANDARDS: SITE PLAN APPROVAL

Section 20-1201 Each site plan shall conform to all applicable provisions of this Zoning Ordinance and the standards listed below: '

Section 20-1202 All land use developments shall be consistent with and promote the, purpose of this Ordinance and shall not be harmful to the public health, safety and welfare.

Section 20-1203 All land uses and developments shall conform with the applicable goals, policies and objectives in the Township Master Plan.


Section 20-1204 All elements of the site plan shall be efficiently organized in relation to topography, the size and type of the lot, the character of adjoining property and the type and size of buildings. The site shall be so developed as not to impede the normal and orderly development or improvement of surrounding property for uses permitted in this Ordinance.

Section 20-1205 The landscape shall be preserved by minimizing tree and soil removal, and by topographic modifications which result in maximum harmony with adjacent areas.

Section 20-1206 Special attention shall be given to proper site drainage so that removal of storm waters will not impact neighboring properties. Run-off from such sites must run through retention and settling basins before being discharged off site. Such basins shall have the storage capacity to handle all storm water runoff from a four and two tenths (4.2) inch rainfall in a twenty-four (24) hour period (a one hundred (100) year storm event).

Section 20-1207 The site plan shall provide reasonable, visual and sound privacy for all neighboring properties. Fences, walks, barriers and landscaping shall be used, as appropriate, for the protection of neighboring properties.

Section 20-1208 All buildings or groups of buildings shall be so arranged as to permit emergency vehicle access by some practical means to all sides.

Section 20-1209 Every structure or dwelling unit shall have access to a street, walkway or other area dedicated to common use.

Section 20-1210 There shall be provided a pedestrian circulation system which is insulated from the vehicular circulation system.

Section 20-1211 All loading and unloading areas and outside storage areas, including areas for the storage of trash, which face or are visible from residential districts or public thoroughfares, shall be screened by a vertical screen consisting of structural or plant materials no less than six feet (6) in height.

Section 20-1212 Exterior lighting shall be arranged so that it projects and illuminates in a downward direction and is deflected away from neighboring properties so that it does not impede the vision of traffic or pedestrians along adjacent streets nor add to the visual light pollution of neighboring properties or the sky above as specified in this Ordinance. (See Article 3)

Section 20-1213 All approaches to paved public roads shall be surfaced with bituminous asphalt, concrete or similar materials.

Section 20-1214 The arrangement of public or common ways for vehicular and pedestrian circulation shall respect the pattern of existing or planned streets. Streets which are part of an existing or planned pattern which serve adjacent development shall be of a width appropriate to handle the traffic volumes they will carry.

Section 20-1215 All streets shall be developed in accordance with the County Road Commission and/or Michigan Department of Transportation (MDOT) specifications.

Section 20-1216 Water supplies that are of a sufficient quantity which are easily accessible shall be available for the purpose of suppression of the type and magnitude of fire that would typically occur based upon the type of development being proposed.

Section 20-1217 Site plans shall conform to all applicable requirements of Township, County, State and Federal statutes. Approval may be conditioned on the applicant receiving all necessary permits before final site plan approval.

Section 20-1218 Disturbance of land on or near contaminated areas of a site shall not be allowed, unless an acceptable clean-up plan has been approved by the Planning Commission.

Section 20-1219 All signs and advertising features shall be designed and installed to conform with the standards and requirements of the Sign Regulations of this Ordinance. (See Article 3)

Section 20-1220 Such area for parking motor vehicles on private property of the applicant.

Section 20-1221 That the premises be connected to public sewer and water supply as each becomes available.
