ARTICLE 20 - SITE PLAN REVIEW Section 20-100 PURPOSE Section 20-101 The purpose of the Site Plan Review is to provide a process which assures that property within the township is used reasonably with a minimum adverse impact on the neighboring properties or the township as a whole. Through the application of the following provisions and requirements, Forest Home Township shall develop in a safe, orderly, and gradual fashion. Section 20-200 SITE PLAN REVIEW REQUIRED Section 20-201 A site plan may be required to be submitted and approved by the Planning Commission in the following instances: Section 20-202 Any use located in R-3, Waterfront Commercial, Commercial, Manufacturing and Planned Residential Districts. Section 20-203 All other uses in all districts requiring Special Approval. Section 20-204 All plats and developments proposed for divided parcels are subject to the requirements of the Land Division Act (PA 591 of 1996, as amended) formally known as the Subdivision Control Act. Section 20-205 All property proposed for development that is subject to the requirements of the Condominium Act of 1978. Section 20-206 When more than three (3) parcels of property being less than forty (40) acres in size are created from a parent parcel beginning on the effective date of this Ordinance. Section 20-300 PROCEDURES FOR SUBMISSION Section 20-301 The applicant shall complete and submit eight (8) copies of the applications for Site Plan Review, Site Plans, and other information as required. Maps must be full size and should be copyable 11 " x 17". Section 20-302 Compliance with the requirements contained within this Ordinance is mandatory. Section 20-303 The applicant or his/her representative must be present at each scheduled review or the matter will be tabled for a maximum of two consecutive meetings due to lack of representation. If the applicant misses these two meetings, then the application will be denied. Section 20-304 The procedure for processing project
