Section 14-300 SECONDARY USES SUBJECT TO SPECIAL APPROVAL

1. Automobile, boat and motor home sales, rental and service.

2. Printing, publishing, lithographing, blueprints, and photostating. 3. Public utility buildings, including storage and service yards.

4. Commercial laundry and dry cleaning establishments.

5 The manufacture, compounding, assembly, processing or treatment of articles within a building from the following previously prepared materials including but not limited to metal, fabric, wood, cloth, plastic, and glass.

6. The preparation of food products by cooking, baking, drying, canning, bottling or other types of packaging or preserving for wholesale trade.

Section 14-400 CONDITIONS OF PROPERTY USE

Section 14-401 All property and uses shall be subject to the following applicable conditions-.

Section 14-402In general, all operations shall be conducted within enclosed buildings. Exterior yard storage shall be screened on sides and rear by a solid, uniformly finished and maintained, wooden or masonry wall or fence of durable material, or a well maintained dense evergreen hedge. No inventory, materials, partially or finished products, shall be stored in the open where it is visible from neighboring properties.

Section 14-403 No use shall discharge any produced dust, smoke or odorous matter or noxious or toxic fumes or physical vibration; or heat or glare beyond the boundaries of the premises. No noise from any use shall exceed the level_ of 70 decibels at the property line.

Section 14-404 A sewage treatment and disposal system serving the property shall as a minimum provide treatment equal to or exceeding primary and secondary treatment at a municipal treatment facility. If the treatment is accomplished at a privately operated system, the Township shall have the ability to require periodic laboratory testing of the sewage treated prior to release and at a frequency determined by the Township with all costs being borne by the operator of the facility. The township may require additional treatment prior to release of effluent into a private or public treatment system or directly to the environment. In no case shall effluent be allowed to degrade the surface or groundwater resources.

Section 14-405 Manufacturing Parks must contain a minimum of forty (40) acres.

Section 14-406 Each individual parcel within this 40 acres contained within the park shall contain no less than two and one half (2.5) acres of area, and shall be no less than two hundred feet (200') in width at the front setback line. (See Article 6)
