Section 11-401The minimum land area required for a Planned Residential Development shall be a minimum of twenty (20) acres exclusive of public and/or private road rights-of-way. Section 11-402All projects shall establish and maintain a perimeter setback of fifty feet (50') from the edge of the road right-of-way or property line (which ever is greater), except where special setback conditions are imposed due to the specific nature of the proposed use. Section 11-403The project perimeter setback area shall be maintained
as open space in lawns or be landscaped, or wooded areas, and shall
exclude paved surfaces, parking areas, or buildings of any kind. Section 11-405 The maximum effective residential density for a site
shall not exceed the equivalent of two (2) dwelling units per acre. Section 11-408 Setbacks from natural water bodies that form one or more perimeter boundaries shall be a minimum of one hundred feet (100). Section 11-409 Setbacks from neighboring buildings shall be a minimum of twenty feet (20') or a distance equal to the height of the tallest building, which ever is greater. Section 11-410 Setbacks requirements may be increased at the discretion of the Planning Commission if the use or uses are determined to result in noise, glare, or other impacts upon adjacent properties or other uses proposed within the development. Section 11-411 To avoid long, unbroken building walls, a maximum of eight (8) dwelling units may be contained within any one building. Section 11-412 Uses shall be arranged within the project to serve use transition objectives, where such may be necessary to harmoniously bland the project into the specific community area. Section 11-413 No more than thirty percent (30%) of the property shall be covered with impervious surfaces. Section 11-414 All developments proposed for the property shall be located in such a manner as to avoid locating structures or access roads and driveways from lands having the following characteristics: |
