ARTICLE 10 - HIGH DENSITY RESIDENTIAL DISTRICT - "R-3" Section 10-100 PURPOSE

Section 10-101 These Districts are intended to provide for the development of a sound and stable environment for single family and duplexes on small lots, multiple-family dwelling units and mobile home parks. The health, safety and general welfare of the residents of dwelling units in this district are to be safeguarded through the connection to a community sanitary waste disposal system, and other provisions of this district which govern the amount of open space, off street parking, distance between buildings, the maximum density permitted, the maximum area of lot coverage and the required setbacks. In addition, density bonuses may be provided in exchange for the retention in their natural condition lands having one or more of the following characteristics steep slopes, wetlands, woods, scenic views etc

Section 10-200 PRIMARY USES (Allow By Right)

Section 10-201 The use of all lands, premises, and resources and the erection and use of all buildings and structures in this district shall hereafter be limited to the following Primary Uses:

1. Single family dwellings. 2. Duplexes.

3. Multiple dwelling unit structures (including apartment buildings and condominiums).

Commonly owned recreation or open spaces.

5. Parks and playgrounds for use by the residents of the development and/or the general public.

Section 10-202 Accessory buildings and structures are incidental to the primary use of the district and to the specific parcel on which they are located.
