ARTICLE 8 - RESIDENTIAL DISTRICTS - "R-1"


Section 8-100 PURPOSE - This shoreline district is intended to protect and enhance surface and groundwater quality.

Section 8-101 These Districts are primarily intended to promote the proper use, enjoyment, and conservation of the water, land, topographic and vegetative resources of areas of the Township which border on bodies of water This will be accomplished by allowing only low density development and low intensity use of the waterfront

Section 8-200 PRIMARY USES (Allowed By Right)

Section 8-201 The use of all lands, premises and resources, and the erection and use of all buildings and structures in Districts "R-l" shall be limited to the following Primary Uses.

Section 8-202 Single-family dwellings must meet the following requirements:

1. Having not less than eight hundred (800) square feet of floor living area;

2. Be located on not less than twenty thousand (20,000) square feet of land area;

3. Have not less than one hundred feet (100') of width throughout the depth of the property;

4. Must be constructed on a lot having not less than one hundred feet (100') of water frontage;

5. The amount of water frontage shall be measured in a perpendicular direction from one lot line to another in order to determine the lot width.

6. There must be a minimum of 100' on a public road.

7. The area used for easements must be deducted from the total square footage to determine the usable land.

8. When more than three (3) parcels of property being less than forty (40) acres in size are created from a parent parcel beginning on the effective date of this Ordinance.

Section 8-203 To split an existing waterfront R-1 lot, the minimum parcel size is limited to a lot width to depth ration of 1:4, i.e. 40,000 square feet minimum for the non-waterfront lot size.

Section 8-204 All lot splits shall be subject to Township Review.

Section 8-205 A guest house, or any auxiliary dwelling unit intended for occasional living use shall contain a minimum of four hundred eighty (480) square feet of floor area, shall not

exceed a maximum of eight hundred (800) square feet, and the total lot contains no less than fifty thousand (50,000) square feet.

Section 8-206 Publicly-owned and operated parks with customary service buildings and structures.

Section 8-207 Accessory buildings and structures are incidental to the primary use of the district and to the specific parcel on which they are located.

Section 8-208 Accessory buildings and structures which are accessory to and incidental to a single family dwelling
