Section 6-500 BUILDING REGULATIONS:
SUMMARY AND RESTRICTIONS Section 6-501 Setbacks are measured from the
structure nearest to the lot line.
Section 6-502 For a lot bordering a lake or river, the front faces
toward the shoreline, and the setback shall be measured from the nearest
known high waterline.
Public and Institutional Buildings. Public, semi-private service
buildings, hospitals, institutional buildings and schools may be
erected to a height not exceeding sixty feet (60'), and churches
not exceeding seventy-five feet (75'), when side and rear yards are
increased by at least one foot (1) above the minimum yard requirements
of the Zoning District for each foot of additional building height
above thirty-five feet (35').
Section 6-504 Commercial and Industrial Buildings. No open side yard
shall be required in Commercial District - "C" when walls
abutting a side lot line are of solid masonry and wholly without
openings, provided that, on corner lots there shall be an open side
yard not less than fifteen feet (15') in width measured from the
street side lot line, provided
further, that where any adjacent lot is zoned or developed as a conforming
residential use, an open side yard not less than twenty-five feet
(25) in width shad be maintained, The property use shall be screened
by well maintained evergreens, or a neatly finished wooden fence
or masonry wall, not less than six feet (6) in height consistent
with Clear Vision Zone - see Section 3-1500.
Section 6-505 Telecommunication towers and facilities and alternative
tower -structures. Height restrictions in this section do not apply
to telecommunication towers and facilities and alternative tower structures
located in accordance with this Ordinance.
Section 6-506 The following summarizes information set forth in other
Articles of this Ordinance and provides specific restrictions on set-backs,
yards and heights which shall apply to all buildings hereafter erected,
except as provided elsewhere in this Ordinance:
