Section 3-400 APPLICATION OF REGULATIONS

Section 3-401 Zoning affects every structure and use, and extends vertically. The following shall apply to the entire area of Forest Home Township excluding that area within the boundaries of the Village of Bellaire.

Section 3-402 No building or structure shall be erected, altered or moved, nor shall any building, premises or parcel be used for any purpose other than the purposes permitted in the district in which said building, premises or parcel are located.

Section 3-403 No building shall be erected or altered to exceed the height limitations, or occupy a greater percentage of lot area. or intrude upon the required front yard, rear yard, side yard or inner or outer courts, or accommodate or house a greater number of families, or provide less space per dwelling unit than is specified for the district in which such building is located.

Section 3-404 No lot area and no yard, court, parking area or other required space shall be so divided, altered. reduced or diminished as to make said area or dimension less than the minimum required under this Ordinance, except where such reductions has been brought about by expansion or acquisition or public rights-of-way for street. road or highway.

Section 3-405 If a required area is already less than the minimum required under this Ordinance, said area or dimension shall not be further divided or reduced.

Section 3-406 If two or more lots or parcels are owned by the same person and do not meet the minimum lot area requirements, then they shall be joined to the extent necessary to create conforming lots for the purpose of this Ordinance.
