Section 3-1701 No advertising signs, billboards or advertising displays, outdoor displays or other identifying media shall be permitted within the setback line of intersections, or within the clear vision zone as explained in this Section of this Ordinance. Section 3-1702 Billboards are not permitted. Section 3-1703 All portable or trailer based signs shall conform to the requirements of this Ordinance. Section 3-1704 No sign shall impede traffic or obstruct any view of the same from any sidewalk, driveway or roadway. Section 3-1705 No sign shall remain if it is obsolete or if it no longer applies to the current occupant or use. Section 3-1706 No sign shall remain if not maintained in good repair and kept freshly painted. Section 3-1707 Any illuminated sign shall be placed or positioned
so as not to affect adversely any neighboring residence. External lighting
shall be shielded to prevent light from projecting skyward. Section 3-1709 All electrical signs shall be erected and maintained according to all applicable codes. Section 3-1710 All references to square footage include the frames and borders in addition to the sign face. Section 3-1711 No sign shall be erected or maintained on the property of another without written permission of that property owner. Section 3-1712 Signs featuring flashing, strobe or other varied lighting effects are strictly prohibited. Section 3-1713 No signs shall contain moving parts. Section 3-1714 No signs shall be allowed on the public right-of-way. Section 3-1715 Siting and Height Requirements 1. Side yard setbacks shall be the same as is required in the zoning district in which it is located. 2. For those districts not having a side yard setback, a minimum of twenty feet (20') setback shall be provided. 3. No part of any sign may be over twenty feet (20') from the ground. Section 3-1716 Permit Fee 1. The application fee for a sign permit shall be provided for in the fee schedule as adopted by the Township Board as listed in the Township Fee Schedule. Section 3-1717 REQUIREMENTS FOR SIGNS AND DISPLAYS ALLOWED WITHOUT A PERMIT 1. Temporary sale, lease or rent sign, providing: a. Not more than one (1) sign is displayed on each parcel, except
for lake front or through lots two (2) signs may be allowed in that
one (1) sign may be placed on the front and one (1) sign may be placed
on the rear of the lot. c. Such sign does not contain an area of more than ten (10) square
feet; both sides of a flat sign may be used for display. b. The sign does not obstruct the view for any traffic or create a hazard for traffic. c. The sign has no lighting that might interfere with traffic or that might be a nuisance to neighbors. Section 3-1718 REQUIREMENTS FOR SIGNS & DISPLAYS REQUIRING A PERMIT 1. Advertising signs and displays of a commercial enterprise, business, subdivision, or professional person, providing: a. Such sign is located on the premises. b. Such sign or display is limited to the identification of the enterprise and to its products or services. c. Such sign is not over thirty-two (32) square feet in area, both sides of a flat sign may be used for display. d. Such sign does not obstruct the view of traffic from the sidewalks, roadways, driveways, or exits and adjoining property. e. Such signs do not constitute a nuisance to an adjacent residential
neighborhood or district by reason of glare, intermittent action or
other characteristics. a. The area of sign for each individual enterprise is less than ten (10) square feet; both sides of a flat sign may be used. b. The sign is located on the premises at which the Home Occupation and/or Home Based Business is being conducted. c. Such sign is limited to a simple identification of the owner, the type of enterprise, telephone number, hours of operation. d. Such sign has no lighting except the minimum required to make the message readable at night and that does not shine onto adjacent properties or project skyward. Section 3-1719 REQUIREMENTS FOR SIGNS AND DISPLAYS REQUIRING SPECIAL APPROVAL No advertising sign, display or other advertising media shall be permitted anywhere in the Township unless it complies with all of the following provisions: 1. Such sign is less than twenty (20) square feet in area, both sides of a flat sign may be used for display. 2. Permission is granted in writing by the owner of the property on which the sign is to be located. 3. A Special Land Use Permit is approved by the Planning Commission
upon a determination that the applicant has complied or will comply
with all provisions of this Section. |
