LAND USE DENSITIES LIMITS
OF FUTURE DEVELOPMENT There are 15,193 acres
of land in Forest Home Township. Approximately 33% of this land is not
suitable for building, which means that 10,157 acres are suitable for building.
The densities described in the previous section of this
Master Plan will enable Forest Home Township to develop in a way that achieves
the goals of the Township, which are stated in Part Three of this Plan. With the amount of land
in Forest Home Township designated in the Future Land Use Densities Map
and the densities recommended for each area, it is possible
to predict the maximum number of dwelling units that could exist ion
Forest Home Township or the "carrying capacity" of our peninsula.
This projection is based on the knowledge that some land will not be capable
of being developed for residential uses. Some land will be set aside for
streets, roads, or utility easements, while other land may have
environmental constraints such as steep slopes or wetlands that
prevent the property from being developed to the maximum extent possible. 3-12 The Future Build-Out Analysis
indicates that a maximum number of dwelling units in Forest Home Township could
be 6,668 in the future. This would mean a peak population of 20, 004 (given 3 persons
per dwelling unit). According to the 1990 Census, the population of Forest Home
Township was 1,410. According to the 2000 Census, the population of
Forest Home Township is 1,858 or a 15.5% increase in 10 years. FUTURE

NOTE: A deduction of 33% of the
land area is based on land that is not suitable for building, as well as road & utility
easements. This figure will ultimately be determined by the creativity and economy
of land use in the design of future development. |
