FUTURE
LAND USE AREAS Three major land use
areas are indicated on the Forest Home Township-Land Use Densities Map.
They have been created to assist us in meeting our goals. Environmentally
Sensitive Areas are identified by wetland conditions should not be
developed but rather be retained as part of larger parcels of property and be
used as an open space element of any development that is to take place.
Those Environmentally Sensitive Areas already in parcels that do not contain
developable areas could be combined with parcels containing areas suitable for
development or be acquired by conservancies, the township or county.
These Environmentally Sensitive Areas are useful in providing a buffer
between land uses and retaining the rural character of Forest Home Township. HIGH
DENSITY RESIDENTIAL AREA The High Density
Residential Area is located in close proximity to the Village
of Bellaire. This area is intended to provide for a mixture of uses, while
at the same time allowing the highest density residential development in the
Township. The purpose of providing
for a High Density Residential Area is to provide for a range of housing types
and styles, affordable housing, smaller dwelling units, as well as
single-family dwellings. Smaller dwelling units and multiple
dwelling units will accommodate people who do not require a large dwelling. The majority of housing
needs for the year-round residents, as well as, a large
segment of seasonal residents can be accommodated in an area of the Township
that is appropriate for this type of development. Providing an area for
housing that is close to the services offered in Bellaire will ease the residential
housing development pressures on those lands, which are better suited
for agricultural and timber production uses. Preferred residential densities would range between 5 and
7 dwelling units per acre, depending on available open space. This level
